No one wants to contract a case of buyer's remorse. You know what we are talking about. It is that feeling that you've either paid too much or received too little. In most cases, there is no recourse or the buyer to receive recompense once the contract has been signed.
 
If no one wants to catch a case of buyer's remorse, why are there so many people out there who suffer from it? The answer is simple, most of these people engaged in a transaction without enough knowledge and information.
 
The best way to make sure that you choose the right home is to properly prepare yourself. The purchase of a home is a tremendous investment, both monetarily and emotionally. The purpose of this page is to provide you with some tips that will help your transaction prigress smoothly and result in you being a happy homeowner.

  • Get help. Your home is likely to represent one of the largest investments in your life if not the largest. As a buyer you do not pay Realtor commissions. The Seller pays 100% of the Realtor commissions, so we are here to help without charging you any commission fees. In order to make sure the transaction goes smoothly it is vital importance that you choose the right agent to represent your interests. The right agent will be someone that whose experience, knowledge, and personality makes you feel the most comfortable.
  • Get pre-approved by a bank or mortgage broker. This will allow you to know how much money you are able to spend when you are purchasing a place, and it will give you a good idea on how much money you will need to close the deal. There is nothing more disappointing then finding the perfect home only to find out that it is out of your price range. Speak with a lender to learn about the different financing options available to you.  
  • Avoid major purchases. In order to determine the amount of home you can afford a lender uses your debt-to-income ratio. This ratio is the percentage of your pre-tax income that you spend on debt. Your debt ratio will include: monthly housing costs, car payments, credit cards, student loans, and any oter installment debt. If you take on more debt right before you purchase a new home it will have an impact on the amount of loan that the lender will finance. 
  • Sign up for a property watch on our website. Put in the locations you are considering and make sure to include a price range and then I will email you homes that meet your criteria. You can change your criteria at anytime (price, location etc.). In order to make an educated decision you need to know what's available in your price range. You can also view all the active listings from our website 24 hours a day. Once you have found some homes you like save that search. 
  • Ask questions. Do not hesitate to call us or email us with any question you may have. We can find out alot of information for you. How old the roof is, when the last time the water heater and air conditioning have been serviced, if they have hurricane shutters or high impact windows etc. We can find out how motivated the seller is, and how long the home has been on the market. We have great negotiation skills, and we can assist you in many ways, and help you find the best home that suits all of you needs. Don't hesitate to call us-
